Structured as a Luxembourg SICAV and authorised as an ELTIF 2.0, Makers fund gives individual investors access from €1,000 to a diversified pan-European real estate strategy, supported by a fully digital subscription and investment-monitoring experience.

LUXEMBOURG / PARIS, FRANCE — 17 September 2026  — MIMCO has launched Makers fund, its first real estate fund designed for retail investors, providing access to a diversified pan-European strategy built around institutional investment standards.

Structured as a Luxembourg SICAV and authorised by the CSSF as an ELTIF 2.0, Makers fund can be marketed to eligible retail and professional investors under the European ELTIF framework. The fund is currently marketed in Luxembourg, France, Spain and Germany and is accessible from an initial investment of €1,000.

The investment strategy combines Core/Core+ real estate, targeting recurring rental income, with Value-Added opportunities where active asset management can contribute to value creation. The portfolio is designed to diversify across several European markets and real estate segments, including residential, office, hospitality, retail and mixed-use assets.

A digital operating model around the fund
fundcraft supports Makers fund through fundcraft Services S.à r.l., its Luxembourg entity authorised by the CSSF as a specialised PFS, acting as Administrative Agent and Transfer Agent.

MIMCO’s digital platform is integrated with fundcraft through APIs, allowing investor and subscription data to flow directly into fundcraft’s administration and transfer agency workflows. This is particularly important for a retail-accessible ELTIF. A €1,000 entry point can mean a very different volume of investor activity from a traditional institutional private markets fund. The infrastructure therefore needs to be designed from the outset to onboard and service thousands of investors, while avoiding duplicate data entry, manual file transfers and disconnected systems.

The fund also brings together specialist partners across the wider operating model: Ascender Fund Partners Luxembourg acts as AIFM, with MIMCO Asset Management managing the portfolio by delegation; EFG Bank (Luxembourg) acts as depositary; PwC Luxembourg as statutory auditor; and LAB Partners as legal adviser.

The integration gives MIMCO control over its digital investor experience while connecting that experience directly to the regulated operational layer behind the fund. For fundcraft, this is exactly how we believe private markets infrastructure should work: specialised partners retaining responsibility for their respective functions, with technology connecting the workflows and data between them.

ELTIF 2.0 is accelerating this shift by creating a European framework through which long-term private market strategies can be made available to retail investors, while introducing specific requirements around eligible assets, diversification, liquidity, investor information and risk management.

We are delighted to support the MIMCO team on the launch of Makers fund and to work alongside Ascender, EFG, LAB Partners and PwC as the fund starts its next chapter.
